You learn by doing the work, buying property and learning as you go. Get in the field, meet lenders, agents etc.  Don't over leverage yourself- Put some money down on the properties and make sure you have cash set aside for each property. Aim for at least 5k.  It's not about having many properties, take your time. Having 5 paid off properties renting for 800 per month is better than having twice the number of properties with the same total cash flow.
