Brian is a principal and founding member of the real estate investment firm Four Oaks Capital, LLC. He is also a Lieutenant Colonel in the United States Marine Corps and brings years of leadership and management experience to his real estate investments. As a Marine officer, he has proven his ability to plan, lead, and effectively accomplish missions in both training and combat situations. He has earned graduate degrees from both the University of Utah and Naval Postgraduate School and is currently stationed at the Pentagon. He has actively invested in real estate since 2007. Brian is an "Advisor" in Michael Blank's Deal Maker Mastermind and a member of Michael's "Elite Investor Club." A couple take aways from this show: Talk to the owners of the neighboring properties to ask them how business is going. What do they think about the property you are buying? When looking for a property manager, contractor or insurance agent Secret shop Ask for references When you take over a property it’s a good idea to do a tenant survey. Ask what improvements the tenants would like to see. You can do this with multiple choice options of things you are actually considering doing. When the tenants see improvements at the property they will recognize that you are responsive and that you care. Be active in reaching out to tenants to identify issues at the property. When you’re getting quotes from contractors be sure to ask a lot of questions. Ask what it includes and doesn’t include. Ask what could happen that would cause the expense to go up?
