In real estate investing, you will hear constantly "buy undervalued properties." This makes sense, but there is more to it than just buying an inexpensive property. Far too many times we've seen investors purchase properties 30 percent below market value that turned quickly from dream deals into a total nightmare. Many real estate books and media sources make very general statements about real estate markets and their current economic conditions.
